Puncheur Place is a semi-detached cottage on a private Estate in the middle of cycling country at the foot of Ide Hill nr Hever. It is quiet yet accessible to dozens of pubs/golf. The garden is west facing and large. Perfect for outdoor picnics. The cottage is not huge, but cozy. Many footpaths. This is Tudor County so many period properties and pubs nearby. There are a huge range of activities and sights nearby including the lovely Penshurst Place. There are also so many fantastic places to eat and drink giving guests a lot of options to keep busy.

Situated on the edge of the picturesque village of Speldhurst with its 13th century inn (The George and Dragon), this room is perfect for those in search of lovely dog walks and beautiful local countryside. The annex is a self contained bright studio of roughly 25 square meter with its private and secure entrance, close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, next to Ashdown Forest and only 20 minutes from Gatwick. We are only 3 miles away from the center of the charming market town of East Grinstead, unfortunately there is no public transport close to us.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
