Close to down hill and cross country skiing, The links walking trails, winery, brewery , distiller. Colleges include Cazenovia, Morrisville, and Colgate, and only 25 miles to Syracuse University. SYR second floor studio and first floor book nook in detached carriage house next to owner occupied home. Private. Modern. Authentic. Near SU, downtown, and hospitals. House backs up to beautiful Elmwood park and our family garden. Perfect for 1 or 2 (potentially 3). Great for coffee, book, and nature lovers. Stairwell to apartment is narrow and could be a challenge for some. Access to fenced private family garden if you like. We are often around and outside but the apt is very private.

With an excellent location on Broad St. in Hamilton Village, the space is just a block walk to campus or downtown. There is a private entrance to the ensuite on the 1st floor (keyless entry code). It has a private bath (shower), king bed, smart TV with basic cable, Keurig, mini fridge, sitting area, and WiFi. A mini-split provides heat and air conditioning. Also, a fireplace w/remote control. A twin rollaway is available upon request. This suite is perfect for campus visitors.

Stay a night at our tiny Hobbit House

We are close to Syracuse NY, Jamesville Beach,and Tully. You’ll love our place because - Well, its a Hobbit House :). Very cozy 12 by 12 cabin set in the back of my land right where the woods start. Small cabin good for a couple and maybe a child or two but no more than that. It has an outhouse. If this is sounding too basic or off the grid then please don't book! :) because that's exactly what is. But you also get to say you stayed in a cozy little hobbit house.
