The updated kitchen and bathroom combine to offer all the comfort and features of home. BEDROOM Warmly lit by a floor-standing lamp, supplemented by reading lights within easy reach over the lovely Kingsize (5ft/152cm) bed. A huge built-in wardrobe with three mirrored doors provides great storage & hanging space, and the room is a short hop from the bathroom. BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. A Bright modern flat in the vibrant area of Leith. My flat is situated at the foot of Leith Walk. Leith is famous for its community feeling and openness and has a diverse range of pubs, cafes and restaurants along the entire strip. The scenic Shore area is a ten minute walk away. The Edinburgh trams now run a service direct from Edinburgh Airport to the apartment. The stop is at the Foot of the Walk, less than 3 minutes away. The trams also stops near both city centre train stations.
